AssetProjects is seeking an experienced Operations Manager – Seniors Living to lead and govern all aspects of our Seniors Living portfolio, driving safety, performance, profitability and client satisfaction across NSW and beyond.

The Role:

Reporting to the Key Account Manager, the Operations Manager – Seniors Living is responsible for the end-to-end leadership, governance and performance of all Seniors Living projects nationally.

This role provides strategic and operational oversight across live-site refurbishment, remedial and minor capital works, ensuring projects are delivered safely, compliantly, on time and within budget, while maintaining strong client relationships and operational continuity in occupied environments.

Role Responsibilities:

  • Provide leadership and oversight across all Seniors Living projects and delivery teams
  • Drive a non-negotiable safety culture in line with WHS&E legislation and company standards
  • Ensure compliance with all building acts, regulations and relevant standards
  • Deliver financial targets aligned to budgets and growth strategies
  • Support new business through cost planning, design input and project feasibility
  • Implement strategies to improve margins, reduce costs and shorten refurbishment timelines
  • Oversee and improve project management systems and operating processes
  • Lead internal stakeholder collaboration with the CEO, Safety Manager and National Account teams
  • Build and maintain strong client relationships across villages, facilities and senior management
  • Deliver post-project reviews, benchmarks and regular reporting (monthly, quarterly and annual)

What you'll bring:

  • 5+ years’ experience in the construction industry with leadership exposure to refurbishment, remedial or capital works projects
  • Demonstrated experience managing teams and overseeing multiple live-site projects
  • Strong understanding of building legislation, codes and compliance requirements
  • Proven track record of achieving financial and growth targets
  • Experience in the seniors living or aged care sector (highly regarded)
  • Strategic mindset with strong commercial and negotiation skills
  • Ability to build trusted relationships with clients and internal stakeholders

Qualifications and Skills:

  • Certificate IV or Diploma in Building & Construction
  • Advanced Microsoft Office skills (Excel, Word, PowerPoint, Outlook)
  • Existing relationships within the construction/building sector (advantageous)
